Character Analysis
| 1. Location in Town |

Broadway Park is a privately managed Park Home site, for the retired and semi-retired, west off The Causeway at the southern entrance to Petersfield. The park is a mixture of approx. 130 park homes and traditional caravans, set on small, tidy, plots. The Hangers Way long distance footpath runs through the site.

| 2. Vistas/Views |
|
Although in a slight dip, there are plenty of views, in particular of the South Downs. There is a abundant wildlife with frequent sightings of deer, and many varieties of birds.

| 3. Landscaping |
|
The homes are situated on small plots, either laid to grass, hard standing, or a combination of both. There is a mixture of car parking spaces at homes, and in common areas.

| 4. Building Characteristics |
|
The homes are either traditional caravans, or newer park homes – which are pre-fabricated, factory built. They are all single storey – minimising the effect on the landscape. The newer park homes are constructed to BS3632, and are connected to normal services such as water, electricity, gas, telephone, drains and sewers.

| Homes are generally of timber frame construction, stipple finished, and with uPVC windows. |

|
Generally pitch tiled or flat roofs.

|
The Hangers Way long distance footpath runs through the site.

| 8. Sustainability |
| The latest standard BS3632 requires improved energy efficiency, but there are still concerns in this area, and little evidence of real sustainability. |
| 9. Short summary description of area |
|
The park clearly meets a need, but it is in a very sensitive area, particularly in view of the Hangers Way footpath running through it. Whilst being easy to walk round the cul de-sacs make driving difficult – often with little, or no turning space at the end.

| 10. Main issues and recommendations |
|
In view of its location there should be no further expansion of the park, and older caravans should be upgraded to newer, park homes, as soon as possible.
